Second and Third year = US $ 1million payable in advance each year. Fourth year, either renegotiate the lease or purchase the property. (Negotiable with lease payments credited towards the purchase. Owner may be willing to take 50% of the mortgage for the right operator). Asset sale only. Seven years remaining on corporate tax holiday. Estimated current operating expenses:
Local payroll = US $15,000 every two weeks
Other operating expenses combined = US $3,000 per day to breakeven to cover utilities, insurance, labor and debt service or need to win $90,000 per month to breakeven. Owner is currently making a profit with very little marketing mostly from Sandals customers and some local business.
Antigua has 8 to 9 jumbo jets per week from Europe and good fight service from North America. Overall tourism on the island is still pretty good.
